Building Up to Local Codes – Don’t Make This $40,000 Mistake:

Chris emphasizes the importance of adhering to local building codes and standards when constructing a barndominium. He recounts a costly experience where missing permits led to a $40,000 loss to a seller because he failed to pull septic permits when he first built and was required to bring up to code prior to selling the property.


Understanding the Limited Buyer Pool – The Barndo Albatross:

Chris discussed the niche nature of barndominiums and the limited appeal they may have to certain buyers if the floor plan, design or appearance is unique to only your preference or taste. Be sure to consider design choices that can broaden the market appeal of these properties, ensuring they are not overly specialized or restrictive in their features. For example, he had a young man build an 8,000 square foot barndo, but only 700 square feet of the building was living space and it only had 1 bedroom. The rest was all shop!! This was a major problem; the unique design limited the number of potential buyers. By having a limited number of people interested in your home during a potential sale, you may have a negative impact on the potential selling price.


Proper Construction Methods – Mother Nature is always going to win:

Highlighting the significance of proper construction methods, Chris emphasizes the importance of insulation and moisture prevention techniques. He stressed the need to understand the specific requirements for materials like spray foam insulation and proper vapor barrier/insulation processes to prevent issues such as rust or mold in the future – remember that Mother Nature is always going to win so make sure your construction is completed in a way to keep her happy.  He has seen barndo DIY’ers do it wrong and have substantial costs related to fixing these problems down the road.

Chris advises sellers to partner with lenders and insurance agents experienced in barndominium transactions. He warns against potential financing issues that may arise if lenders and insurers are unfamiliar with these types of properties, emphasizing issues like bad appraisals, potential loan denials, higher premiums on insurances and a host of other potential problems.


Benefits of Rainwater Collection

Lastly, Chris shares insights on the benefits of rainwater collection, particularly in Texas. As an owner of a home with a rainwater collection system himself, he highlights the sustainability and cost-effectiveness of this approach, encouraging homeowners to explore alternative water sources to reduce reliance on traditional systems.  “With all of the chemicals we hear about in the ground, the potential restrictions on public water systems and other water related concerns, knowing that I have a 29,000-gallon water system to provide me with plenty of fresh water is very reassuring.”
